Welcome to the Finger Lakes Bed and Breakfast (formerly Top O' The Lake), located in historic Penn Yan, New York. This elegant 1840's era Italianate-style house is set on 2½ acres of lovely manicured lawn, with another 2 acres of rambling woods. The chirping of the birds and the wind in the treetops will give you a feeling of seclusion. However, we are located just ½ mile from the "bustle" of Main Street Penn Yan or the shore of Keuka Lake. Both the Seneca and Keuka Lake wine trails are easily accessible from here.

Inside you will find a casual, open atmosphere. The entry flows into a high-ceilinged living area and elegant dining room. Both the wraparound open porch and screened-in porch are inviting places to gather with friends and a bottle of local wine.  The guest rooms are cozy and understated, with some of the most comfortable beds you will find anywhere.  Awake to the aroma of warm baked goods and gourmet breakfasts, accompanied by steaming hot coffee or tea. Later, take a walk around the grounds or play bocce ball on our lawn court.

While you relax, take advantage of the artistic treasures around you. Drawing tools and blank journals are available for your use - or bring your own. We encourage musical expression too. Maybe while you are here a pick-up band might perform? The scenery is perfect for photographs, especially the spring flowers and fall colors. The seasonally changing exhibits of works by local artists in the common areas may inspire you to create your own, or to purchase something to take home.  Creativity and self-expression are always welcome at the Finger Lakes B&B.
